A home search works best when the financing conversation starts early. For a purchase in Valencia or the surrounding Santa Clarita Valley, keep your property priorities, monthly budget, and closing timeline in one plan.

Start with two budgets

Write down both your comfortable monthly housing expense and the cash you can commit to the purchase. Discuss property taxes, homeowners insurance, any mortgage insurance, HOA dues, maintenance, and closing costs with your mortgage professional. Leave room for moving expenses and repairs instead of treating every available dollar as a down payment.

Build a property-specific checklist

Before making an offer, ask for the information that affects that particular home: HOA documents when applicable, insurance availability and pricing, known assessments, and the property details needed by your lender. A listing price alone does not tell you the full cost of ownership. Confirm the figures for the actual property rather than carrying assumptions from another home.

Connect the mortgage and real estate timelines

Give your mortgage professional the purchase contract and important dates promptly. Ask who is responsible for each next step: loan documents, appraisal coordination, insurance, escrow questions, and updates to the real estate agent. Keep a simple list with the task, owner, and due date. Discuss financing questions before making decisions about contractual deadlines.

Compare the complete loan offer

For loans that use the standard Loan Estimate, compare offers using the same loan amount and loan type. Review the rate, payment, loan costs, credits, and estimated cash needed at closing. Ask about differences and whether the rate is locked. The CFPB provides a Loan Estimate explainer and a guide to comparing offers.

Review the final numbers

When you receive your Closing Disclosure, compare it with your most recent Loan Estimate and ask your lender about changes. Confirm which taxes and insurance expenses are included in escrow and which you must budget for separately. Use the CFPB Closing Disclosure explainer as a reference.
